A mid-terrace four storey townhouse with basement was the subject of significant structural damage resulting from tree root related clay shrinkage subsidence. Extensive cracking damage and movement was recorded internally and externally to the front bay and front section of the main building within the basement, ground floor and two floors above.
Services Undertaken
Due to ongoing delays to the claim, we were appointed by the homeowner to progress matters including completion of detailed ground investigations. The homeowner also appointed an interior designer and additional works outside of the insurance claim were undertaken as part of the contract.
We prepared a full and detailed schedule of works and full cost management services were undertaken to ensure that the insurance and private related works were suitably differentiated within the payments recommended.
A full specification was prepared incorporating a mass concrete underpinning scheme within the basement, structural repair works to all floors to the property and partial re-building of the front brickwork in the location of where the significant subsidence movement had occurred. This included the additional private works to be undertaken outside of the insurance claim.
We undertook interim site visits and certified all works and payments. The underpinning scheme was complicated by the discovery of a previously failed piled underpinning scheme which had to be isolated from the newly installed underpinning.
The project was completed to budget and the finished works were complimented by the homeowner.
