Subtilis Consulting provide building surveying and consultancy engineering services which can be integrated into our general work process or engaged as stand alone services. We estimate to have investigated and reported on building defects on over 2500 residential and commercial properties. This includes reports on structural damage, foundation failures, subsidence damage and advice on building near trees.
We are often appointed by insurance companies and loss adjusters to provide an independent review of a complex building related insurance claim. The range of instructions can vary from reporting on causation or operation of an insured peril to commenting on specific areas of dispute.
All Clients, including those designated as domestic clients, have legal duties under the Construction (Design and Management) Regulations 2015 (CDM 2015). We are able to act in the role of Principal Designer undertaking the preparation of pre-tender information, checking the Construction Plan and provision of a handover file on completion.
We are able to arrange for statutory approvals such as building regulations and planning permissions to be obtained. Repairs carried out to historic or listed buildings often require a more sympathetic approach and we have the necessary experience to prepare the required documentation and design access statements to meet statutory requirements.
Party Wall Services
On projects where we are project managing a repair scheme, we are able to be appointed as the Building Owner Party Wall surveyor submitting notices, preparing a schedule of conditions and preparation of a Party Wall Award.
