Description - Subsidence damage repairs

The building was a large purpose-built series of terraced mansion flats formed from eight blocks and five storeys with a total of seventy-one apartments.

 

Extensive damage was caused by tree root related subsidence. The proposed repairs were complex due to underpinning being required alongside previously undertaken underpinning and the design parameters to take into account the significant loadings imposed by the five storey building.

Subtilis were appointed by the building insurance company to provide consultancy services in relation to the following:

 

  • Liaise with the appointed structural engineers and surveyors in relation to the further investigations and options for stabilisation

  • Liaison with the chief construction engineer of the Building Research Establishment (BRE) to determine the complex mechanics of the movement to the building 

  • Assess and advise of the proposed structural repairs / solutions

  • Provide advice on the proposed costs during the repair works

  • Schedule and agree costs in relation to the damage internally to each of the affected seventy-one one and two bedroom apartments.

In addition to the above, Subtilis were appointed to provide expert engineering services to gather, assess and present cost information in relation to the 280 invoices submitted under the claim.

 

Discussions and negotiations were then held with the third party appointed engineers to seek agreement of costs.
