The subject property was a large 19th century residential part thatched, part timber framed building located on the riverside of the Thames.
A significant fire occurred resulting in damage to the roof structure and extensive damage to the timber framed section of the property. Smoke damage was evidenced throughout the property.
Services Undertaken
Subtilis were appointed by the building owners to undertake detailed investigations to assess the extent of the heat and smoke damage and to prepare architectural drawings and a full specification for the proposed reconstruction and repair of the building under the insurance claim.
The proposals were issued for competitive tender to a selection of experienced contractors and a full tender report and summary of the costs presented.
Following a detailed tender analysis, discussions were held as to the viability of the repairs and whether it would be more appropriate for a cash settlement to be agreed allowing the client to utilise the funds towards the demolition and reconstruction of the building. We provided technical and cost measurement services which assisted in the settlement of the building related claims.
