Fire Damage
- Bayswater
Client - Large commercial property Owner
Description - Fire damage refurbishment
Contract Value - £2.6 million
Project Duration - 6 months
We were appointed by the building owners shortly after a significant fire had occurred to a mid-terrace row of three shops with seven flats above. A dangerous structures notice was issued by the Council due to concerns in relation to the structural beam supporting the first and second floor rear wall.
The fire had caused the internal ground floor structure to collapse into the basement which required to clearing. No access was available to the rear and due to health and safety concerns the debris was removed using a remote-controlled demolition excavator. Propping was designed to a height of two storeys to support the fire damaged beam.

Subtilis were appointed as contract administrators and project managers for the remedial repair scheme. A full schedule of works and specification including architectural, structural, mechanical and electrical drawings were prepared for the fire and smoke damage which extended to all floors.

The project was complex due to the extent of the fire and smoke damage and requirements to reinstate to current building regulations. A specialist fire engineering and strategy report was obtained to provide advice to meet the requirements of building control and the London fire officer.
A full competitive tender process was undertaken and an accelerated programme agreed. The works were completed to program despite the additional works, the difficulties in completing the work during lockdown and the scarcity of materials during this period.
